Safety and renovating
After the tragic events in the Zimnyaya Vishnya mall, tenants began to pay special
attention to �ire safety, says Olga Valchuk, Director General of the Region Develop-
ment company. According to her, now before the start of work, the tenant neces-
sarily arrives with his �ire safety specialist. Boris Katz adds: “Fire regulations were
changed several years ago. From this point on, we practically do not sign contracts
for the location of stores in the ground �loors of the shopping center or sign with
substantial legal reservations and the responsibility of the lessor”.
Many operators consider commerce rooms only in those shopping centers where
other tenants have already completed renovating, optimizing their non-repayable
investment in renovating and reducing the budget and deadlines. “The most
expensive articles for tenants are the components of renovating: screed, ventila-
tion and air conditioning, �ire systems. The most preferred option for large opera-
tors today is a prepared premise for �inal �inishing with a fenced-in contour,
installed showcases, failed and diluted communications, except for, for example,
electricians”, says Svetlana Yarova.
